Why it sells

You are asking for crores against a promise.

Every developer has beautiful renders now, so renders have stopped being information — they are the entry fee. Two questions actually decide the sale, and no brochure answers either.

Will it really look like this?

A render is an argument, not a record. Everyone has heard about the flat that arrived smaller and darker than the picture.

Will it be finished at all?

The largest risk a pre-launch buyer carries. Never asked out loud. Never absent.

What answers both

Spending that would be irrational to fake.

Anyone can print a beautiful brochure. Nobody planning to cut corners invests in a measured record that will later be held against them. That is why it is believed.


And there is a second effect your sales team will notice first. The longer a family moves through a space, the more they behave as though it is already theirs. Psychologists call it the endowment effect. Interaction is what creates that time.

The walkthrough theatre.

Every other touchpoint travels to the buyer. This one makes the buyer travel, because it exists nowhere else in the city.

The room opens with an immersive short that pulls the family into the project. The film dissolves into the project itself. Then your executive takes the controls and walks them through any home they ask about, without breaking the spell.

Those two are our standard formats, not a limit. We design and build the screen architecture around your room — curved, three-sided, floor-extended, full 360°, or projection mapped straight onto the scale model you already own.

This is the only touchpoint that touches the room at all. If the gallery is already built, it almost certainly still works, and one visit tells us which format fits.

Touchpoint 04

Apple Vision Pro.

Not a gadget demo. A seated, hosted, ten-minute private screening — over before it outstays its welcome.

The problemYou cannot argue someone into a feeling. “I cannot picture us living there” is not an information problem.

Their unit. Their floor. Their light.

The headset seats a buyer inside the exact home they are considering, at the exact orientation, with the sun where it will actually be. Sunrise where his parents will take their tea. Guests arriving at dusk. When they take it off, they miss a home they do not own.

Your executive sees the same view on a screen alongside. Nobody is left alone with a device they have never used, and nobody has to admit they do not know which button to press.

One flat, rendered in several interior languages — contemporary minimal through to traditional opulence — as stills and short transformation films.

This fixes the quietest weakness in luxury inventory: monotony. Forty near-identical units, photographed once, sold forty times with the same picture. It answers the same question the headset answers, arriving from the other direction. The renders then work everywhere else — the gallery loop, the website, Instagram, the brochure's QR codes.

A buyer at this level is not reached by mass advertising. He is reached by what arrives through trusted hands. So the magazine spread, the brochure on his desk and the card in his pocket each become a private showing. One scan in a phone browser — no app — and the building stands up off the paper.

Why more than one

No single touchpoint reaches everyone who decides.

This is the honest argument for the system over any one piece. A luxury home is almost never decided by one person, and almost never in the room where it was presented. Read down the first column: each touchpoint reaches a different person at a different moment. That coverage is the thing you cannot buy piecemeal.

Two things we will say plainly, because you would find them out anyway. Our 3D production runs on a vetted specialist network rather than a large in-house department — we art-direct it, own the master files and carry the accountability, which is the part that affects you. And the Taj numbers are hospitality, not residential.

We are ten to fifteen people, deliberately senior and deliberately small. Some deliverables turn around in 48 hours because there is nobody to route them through.

How it gets built, and what it costs

Doors open early, not all at once.

Work runs in parallel from one source of truth, so you see results long before the end. Nothing waits for everything.

We are not printing a figure here, and it is not coyness. A number quoted before we have seen your drawings is either padded or wrong, and you have been handed enough of both.

A single twin is the smallest sensible entry and stands alone. The full suite is priced as one system, because building it as five separate things is what makes it expensive.

Which one should we start with?

If you have a model home finished or nearly finished, start with the twin — it is the smallest commitment, the capture window is time-limited, and it stands alone. If you are pre-launch with no model home yet, start with the website, because it is what your earliest enquiries will meet. The theatre is the largest decision and usually follows the first two once you have seen how we work.

Will a fifty-year-old buyer really wear a headset?

He is not handed a gadget. He is seated for a private screening, ten hosted minutes, your executive watching the same view beside him. For any family who would rather not, the theatre delivers the same experience with nothing on anyone's face. Nobody is ever the only person in the room who does not understand what is happening.

Our model home is months away. Why decide now?

The capture takes one day, and it can only happen in the window between finished and in use, before the space fills with people. Deciding now costs nothing and protects that window. Until the physical model exists, the master 3D twin stands in for it.

Our prices and inventory change weekly.

Then they change in one place. Pricing and availability sit in a backend your team controls, and updates appear across the website, the theatre and the twin in real time. No rebuild and no ticket to us. Structural changes such as a new floor plan are handled as a design refresh inside the engagement.

Our sales gallery is already built. Does this need construction?

Almost none of it. The twin, the website, the AR layer and Vision Pro need no building work at all. Only the theatre touches the room, and the screen is designed around the space you already have — including mapping onto the scale model already standing in it.

Who operates it after launch?

Your sales team, by design. The theatre is executive-controlled with tap-to-advance chapters. The website and twin run themselves. Training is included, along with an on-site specialist for launch week. If it needs us in the room to work, we built it wrong.

Why must the 3D be done by you?

Because five experiences built from five different files will contradict each other, and the buyer notices before you do. A balcony deeper in the film than in the headset is the kind of detail that ends trust. One master source is the only way to keep them identical. If you already own usable models, we will assess and use them, and the number drops.

What happens if we stop working with you?

You keep what you paid for. Render sets, films and interior visualisations are yours outright. Interactive builds and the master source are licensed to your project, with ownership, hosting and hand-off settled in writing before any money moves.

Is this not an expensive version of what we already do?

It is a different category. What you do now is persuasion — beautiful material arguing the home will be good. This is evidence: a record the buyer can inspect and a room they cannot get elsewhere. The first can be bought by anyone with a budget. The second cannot be faked by a developer planning to cut corners, which is exactly why it is believed.

What do you need from us to begin?

Architectural drawings, CAD and elevations. Brand and material references, so the fidelity is yours and not our guess. And prompt approvals at each milestone, because the calendar runs on turnaround speed. Everything else is ours to carry.
